This price does not include the 35 cents per mile trip fee which is added to the total cost. Mileage is calculated from the residence of each photographer. When placing your order you can choose a photographer that lives closest to your photoshoot. This fee goes directly to the photographer to pay for their drive time, gasoline cost, and wear and tear on their vehicle. 0 to 30 miles is 35 cents per mile. 31 miles and beyond is 70 cents per mile.

Each our our photoshoot packages promises to deliver a set number of photos based upon the square footage of the property. Usually, this is more photos actually needed, but we do understand that some clients prefer to add-on extra photos. If you wish to increase the number of photos that the photographer will capture then please select the appropriate range of photos to match your needs on the order form. The extra cost will be added to your invoice when the photos are delivered. The options are:
In the real estate photography world, Lifestyle/Detailed Photos are close up photos of furnishings, wine setups, coffee setups etc. These photos are very popular for the vacation rentals, but appear to be gaining great popularity for MLS photography.

This package requires the photographer to capture 6 photos of the front and back yard, plus to create a floor plan of the property. The deliverables are the photos, a virtually staged 3D Floor Plan and an Architectural Rendered 3D Virtual Walkthrough Video made with floor plan.
Community photos are a group of 10 to 15 photos of the community. For example, a shopping, recreation or community centers, golf courses, etc. These locations must be within 3 miles of the home being photographed. The client will be responsible for obtaining permissions for us to photograph these locations. If you order this package our Customer Support Staff will contact you at the specific address of the locations chosen. NOTE: If there is a neighborhood park or pool within 5 blocks of the home then those photos are included at no cost with your Bronze Bronze Plus, Silver, Gold or Platinum package.
Snap2Close understands that all clients want their photographs to be perfect. This is why home preparation is so very important and why we provide you a downloadable detailed Home Preparation document. These preparations minimize the need for additional touch-up editing. However, when needed then here are our editing touch-up rates. These fees will be included on your invoice if you need them. Delivery is 24 hours after submission. Note: Our editorial staff works 24x6 and is off on Sundays.
In the real estate world, Golden Hour, Sunset, Twilight, Evening (Blue Hour) and Nighttime lights fall into a category commonly called "Twilight Photography". These terms are defined astronomically by the position of the sun in relationship to the horizon. Based upon our years of experience, we have found that many real estate agents and vacation rental managers have their own vision of what Twilight Photography is so we want to clearly define the time segments.

Snap2Close provides a Free 2D Floor Plan in every photoshoot package. This plan INCLUDES Fixed Furniture. Fixed furniture, also known as built-in or permanent furniture, is furniture that is attached to a building's structure and is an integral part of the space. It can be bolted, screwed, or otherwise integrated into the room or building. Fixed furniture is often used in kitchens and bathrooms areas. For clients who prefer a Floor Plan without fixed furniture then please enter that information in the Special Instructions box on your oder form.

Floor Plan Upgrade - $49
This upgrade applies to any individual order for a drone service, property walkthrough video, Zillow 3D Tour, This floor plan is included in the Bronze, Bronze Plus, Silver, Gold and Platinum Packages.
GLA (Gross Living Area) Floor Plan - $50
This Upgrade requires you to order a Bronze, Bronze Plus, Silver, Gold Package or a Floor Plan Only order. GLA Floor Plans are popular with Appraisers. It includes all livable areas that have heating and air conditioning. It excludes storage areas that are not heated or cooled, such a unfinished basements or attics with flooring for storage. This is an upgrade for any package that includes a floor plan.
Snap2Close provides two Interactive Floor Plans. The CubiCasa Tour is included in the Bronze Plus Package and the Pro Interactive Tour is provided in the Silver Gold and Platinum Packages.
CubiCasa Tour - $35
This tour is an A.I. (Artificial Intelligence) Interactive Floor Plan. This product is current being beta tested, but the finished product should be available in late September or early October.
Snap2Close uploads your web-quality images to CubiCasa in Finland and their computer system automatically places icons for the position of each uploaded photo. This tour only includes interior photos. This CubiCasaTour is included in the Bronze Plus Package, but can be added to the Bronze, Silver, Gold and Platinum Packages.
Pro Interactive Floor Plan - $50
Our Pro Interactive Floor Plan is created by hand with a company based in Denmark. This multi-dimensional Interactive Floor Plan is the "Gold Standard" for the industry. The play may include both interior and exterior photos. The plan comes with both a Branded and Unbranded version.
3D Floor Plan - $60
This is an upgrade for our Bronze, Bronze Plus and for Floor Plan Only orders. These plans are virtually staged and typically delivered 48 hours after the photoshoot.
Architectural Rendered 3D Video Tour - $169
This Architectural Rendered 3D Video is a perfect solution for homes that are cluttered or where the owners are still packing, as well as for luxury properties. The video is created using a 2D floor plan, which is then mathematically restructured via architectural software into a 3-dimensional view. The computer system then virtually stages the new 3D Floor Plan. Next, a virtual camera is placed inside the 3D floor plan and a path created to tour the home. This process can take approximately 48 hours to be completed, but the results are worth the wait. The delivered format may be either horizontal., vertical, or camera path tracking on a floor plan.
This video is included in our Platinum Package.
Zillow provides their own technology for 3D tours using 360° cameras. These tours are not technically three dimensional, but 3D is the common language that the industry used for these types of virtual tours. Zillow provides a higher placement for homes featuring their tours. The price of these tours varies by the square footage.
Standard Matterport 3D Tour
Matterport 3D Scans made with Ricoh Z1 360° camera. These tours are perfect for furnished homes needing a dynamic 3D tour. Note: These scans can capture 360° panorama images of the exterior of the property, but not infra-red or Lidar (laser) 3D scans.
ARCHITECTURAL MATTERPORT 3D TOUR WITH COMPREHENSIVE EXTERIOR SCANS
This Upgrade Fee is for using Matterport's professional Pro 250 Infra-red or Pro 3 Lidar cameras on your Matterport 3D Tour. This equipment is required on vacant or unfurnished homes or in situations requiring special construction point cloud files for CAD programs. Exterior scans are placed approximately 25 feet apart. The client will be charged for the total number scans when delivered.

Property (Walkthrough) Video Tour
Property Tour ( Walkthrough) Videos are 1080p videos are typically shot with DJI cameras on a professional stabilizer. Depending on the size of the property, these videos typically range from 1 to 2 minutes in length. These videos are professionally edited, with added motion graphics and background music, and delivered in two different versions. The first version is MLS-compliant and unbranded, while the second version is branded with the Realtor's photo and logo (if provided) and contact information. This video is included in the Gold and Platinum Packages.
Editing: A couple of minor video edits are available at no charge. Major video edits are billed at $95 per hour and time rounded up to the nearest quarter hour.
Advanced Property Tour Video - $99 Upgrade

Commercial photography is based upon a $100 hour rate for the photographer. This hourly rate includes all services provided by Snap2Close, such as photography, video shoot, Matterport 3D Tours, etc.
Premium Quality Photo Edits are $5.00 per image. Professional Magazine Quality Edits are $10.00 per image.
Professional Video edits are based at $95 per hour.
All payments are due and payable by credit card when media is ready to be downloaded.
To prevent Late Cancellation/Property Prep Unfinished Fees, please make sure your listing/property is ready for our photographers. If you are not able to have your listing ready for the photographers, please contact us by phone or email ASAP. Cancellations and time changes made less than 24 hours before the scheduled photo shoot time will be electronically invoiced and must be paid when you receive your media.
If we need to return to photograph the outside of the home or newly painted or staged rooms, a return fee will be electronically invoiced and must be paid before we can make the return trip. This includes up to 10 photos.
Under the Federal Copyright Act of 1976, photographs are protected by copyright from the moment of creation. According to the U.S. Copyright Office, the owner of the “work” is the photographer.
So, what if you hire a photographer? Won’t this mean the photos belong to you?
Actually, no. Even when hiring a photographer for a dedicated photo shoot, the employment is a contractor relationship. Therefore the photographer will still be the owner of the resulting photos. The photographer may grant you an unlimited license for these photos, but legal ownership stays with the photographer. Accordingly, you cannot transfer or sell your rights to the photos to another Realtor/agent or owner without written support of the photographer. Please click here to read out Terms of Service.
Snap2Close will allow you complete ownership of the photos if you feel that it is important to you for a price of a $100. However, in 99.99% of the time we do not feel that this is necessary.
Our editing staff works 24 hours, 6 days a week. Sunday is an off-day and shoots performed on Saturday will be delivered on Monday.
