This price does not include the 35 cents per mile trip fee which is added to the total cost. Mileage is calculated from the residence of each photographer. When placing your order you can choose a photographer that lives closest to your photoshoot. This fee goes directly to the photographer to pay for their drive time, gasoline cost, and wear and tear on their vehicle. 0 to 30 miles is 35 cents per mile. 31 miles and beyond is 70 cents per mile.

This package is offered as an UPGRADE to our Bronze, Silver, Gold and Platinum Packages. If you are only looking for Drone Drone photos as a solo package then you must pick our Standard Drone Package which includes 12 to 16 photos. According to the Multiple Listing Service (MLS) statistics reported by Real Estate Magazine, properties with aerial images are 68% more likely to sell than properties without aerial photography.
This upgrade can be applied to our Platinum and Titanium Packages.
It includes up to 6 drone video clips which will be added to the Property Tour Video. Typically, these drone clips are added to the beginning or the end of the Property Tour Video. These video clips are not of the community but of the property being photographed.

GLA Floor Plans are popular with Appraisers. It includes all livable areas that have heating and air conditioning. It excludes storage areas that are not heated or cooled, such a unfinished basements or attics with flooring for storage. This is an upgrade for any package that includes a floor plan.
This is an upgrade for our Bronze and Silver Packages, and for Floor Plan Only orders. These plans are virtually staged and typically delivered 48 hours after the photoshoot. This 3D Floor Plan is included in our Gold, Platinum and Titanium Packages.
This Architectural Rendered 3D Video is a perfect solution for homes that are cluttered or where the owners are still packing, as well as for luxury properties. The video is created using a 2D floor plan, which is then mathematically restructured via architectural software into a 3-dimensional view. The computer system then virtually stages the new 3D Floor Plan. Next, a virtual camera is placed inside the 3D floor plan and a path created to tour the home. This process can take approximately 48 hours to be completed, but the results are worth the wait. The delivered format may be either horizontal., vertical, or camera path tracking on a floor plan. Depending on the size of the home, Speed Ramps may be used to shorten the length of the video. This video is included in our Titanium Package.

Commercial Real Estate Photography
Snap2Close provides the full range of our services to the commercial sector. Unlike residential photography, which is based upon square footage of the property, our commercial rates are based upon $150 per hour and preset price per photo. Our commercial clients are free to choose from HDR Photography at $5 per photo, Synergy Flash Photography and $7.50 per photo or Magazine Quality Photography at $15 per image.
All commercial video production work is based on the same hourly rate, plus $95 per hour for editing.
3D Tours are based upon our Architectural Matterport rates found in the Product section below. If any delays in the capturing process then our hour rate will be applied to the total cost.

This package requires the photographer to capture 6 photos of the front and back yard, plus to create a floor plan of the property. The deliverables are the photos, a 2D Floor Plan, a virtually staged 3D Floor Plan and an Architectural Rendered 3D Virtual Walkthrough Video made with floor plan.
Community photos are a group of 10 to 15 photos of the community. For example, a shopping, recreation or community centers, golf courses, etc. These locations must be within 3 miles of the home being photographed. The client will be responsible for obtaining permissions for us to photograph these locations. If you order this package our Customer Support Staff will contact you at the specific address of the locations chosen.
Snap2Close understands that all clients want their photographs to be perfect. This is why home preparation is so very important and why we provide you a downloadable detailed Home Preparation document. These preparations minimize the need for additional touch-up editing. However, when needed then here are our editing touch-up rates. These fees will be included on your invoice if you need them. Delivery is 24 hours after submission. Note: Our editorial staff works 24x6 and is off on Sundays.

In the real estate world, Golden Hour, Sunset, Twilight, Evening (Blue Hour) and Nighttime lights fall into a category commonly called "Twilight Photography". These terms are defined astronomically by the position of the sun in relationship to the horizon. Based upon our years of experience, we have found that many real estate agents and vacation rental managers have their own vision of what Twilight Photography is so we want to clearly define the time segments.

Our professional drone services provide stunning aerial footage including to showcase your property from a unique perspective in the sky. Zillow provides their own technology for 3D tours using 360° cameras. These tours are not technically three dimensional, but 3D is the common language that the industry used for these types of virtual tours. Zillow provides a higher placement for homes featuring their tours. The price of these tours varies by the square footage.
Matterport 3D Scans made with Ricoh Z1 360° camera. These tours are perfect for furnished homes needing a dynamic 3D tour. Note: These scans can capture 360° panorama images of the exterior of the property, but not infra-red or Lidar (laser) 3D scans. This package is included in our Titanium Package.
This Upgrade Fee is for using Matterport's professional Pro 250 Infra-red or Pro 3 Lidar cameras on your Matterport 3D Tour. This equipment is required on vacant or unfurnished homes or in situations requiring special construction point cloud files for CAD programs. Exterior scans are placed approximately 25 feet apart. The client will be charged for the total number scans when delivered.

Property Tour ( Walkthrough) Videos are 1080p videos are typically shot with DJI cameras on a professional stabilizer. Depending on the size of the property, these videos typically range from 1 to 2 minutes in length. These videos are professionally edited, with added motion graphics and background music, and delivered in two different versions. The first version is MLS-compliant and unbranded, while the second version is branded with the Realtor's photo and logo (if provided) and contact information. This video is included in the Gold and Platinum Packages.
Editing: A couple of minor video edits are available at no charge. Major video edits are billed at $95 per hour and time rounded up to the nearest quarter hour.
Many Realtors prefer to add an Intro and/or Outro message to their videos. This provides for an excellent marketing tool for your YouTube channel, social media releases and more. Each Intro/Outro message should be less than 30 seconds. NOTE: If you wish to provide a voiceover recording to the entire video then each minute of recording time is $2 per minute of setup and recording time. That extra charge is electronically invoiced when the video is completed.
This Vertical Teaser is a 30 second long video and based upon the original video clips captured for the Property Tour Video. It focuses on the the property's unique features in an captivating Teaser. It encourages viewers to explore further by showing the most alluring features of the space.
Increase visibility on social media with a trendy and dynamic short vertical video. Short format vertical videos with the right mix of creativity and stylized transitions that cut to the beat. This video uses up to 45 video clips from the Property Tour Video. Make the house stand out on trendy social media platforms with Creative Reels. Output duration is up to 1 minute.

Call us today to discuss your special video project needs. Our photographer rates for special video projects are billed at a $100 per hour. Video editing is at $95 per hour with rounding up to the nearest quarter hour.

Cancellations or Late Rescheduling will be honored for a full refund up to 5:00pm (in the time zone in which services were to be performed) the day prior to the scheduled shoot. Cancellations that occur after 5:00pm (in the time zone in which services were to be performed) the day prior to the shoot will incur cancellations fees of the higher amount of $79.00 or 15% of the price of the services.
All refunds will exclude our credit card transaction cost of $0.30 and 2.9% of the total transaction.
If we need to return to photograph the outside of the home or newly painted or staged rooms, a return fee will be electronically invoiced and must be paid before we can make the return trip. This includes up to 10 photos.
Under the Federal Copyright Act of 1976, photographs are protected by copyright from the moment of creation. According to the U.S. Copyright Office, the owner of the “work” is the photographer.
So, what if you hire a photographer? Won’t this mean the photos belong to you?
Actually, no. Even when hiring a photographer for a dedicated photo shoot, the employment is a contractor relationship. Therefore the photographer will still be the owner of the resulting photos. The photographer may grant you an unlimited license for these photos, but legal ownership stays with the photographer. Accordingly, you cannot transfer or sell your rights to the photos to another Realtor/agent or owner without written support of the photographer. Please click here to read out Terms of Service.
Snap2Close will allow you complete ownership of the photos if you feel that it is important to you for a price of a $200. However, in 99.99% of the time we do not feel that this is necessary.
