From these different methods, Snap2Close created a custom website that, in addition to photos, allows prospective buyers to tour the property inside and out, view videos of the property, and use interactive photo floor plans that show the dimensions and flow of the property.
Furthermore, upon Charlie’s wonderful suggestion, we chose a package that included outside photos during the daytime and also at “twilight”. We ended up using a mix of both daylight and twilight photos as it allows the perspective buyers to view unique lighting features and other qualities not as noticeable during daytime walk-throughs.

A senior staff member will arrive one hour before the photoshoot to put away items that should not be visible in the professional photos. These items include trash cans, tooth brushes and personal care items, pet items, children’s toys (if possible), medications, family photos, and general clutter items. These items will be store in plastic bins with labeled lids and placed in the garage or a suitable storage area. When the homeowner returns they can unpack the bins. The homeowners will own the bins.
This will also include pillows being fluffed and moved, bed spreads properly adjusted, etc.
The cost for this service is $65 per hour. The cost per bin is $2.00. Each bin is 11″ wide by 16.5″ deep and 6.8″ high.

A senior media consultant will conduct an off-site meeting with the agent to discuss the property’s estimated listing price and suggest tailored media recommendations to effectively market the home while respecting budget constraints. Snap2Close prefers to use Google Meet for this meeting, but a phone conversation may work as well. There is no cost for this meeting.

Professional virtual renovation and staging involves using 3D modeling software. For each image, a 3D artist must first build a 3D model of the image. Next, the artist must digitally furnish and decorate property images. 3ds Max allows professionals to create realistic virtual environments with detailed textures, lighting, and models.
3DS Max is not limited to just adding furniture to empty rooms; it can also be used for virtual renovation. This involves digitally modifying aspects of an existing room beyond simple staging. By recreating the space in 3D, professionals can digitally update finishes, change wall colors, replace flooring, or even make minor cosmetic fixes that enhance the look of an older property.

This new platform is based on a higher end version of AI virtual staging. Our platform consists of more than 10,000 independently designed 3D pieces of furniture and accessories. These prices are based upon the volume of scans required to complete the outside scans for the property tour. These scans require the technician to continuously re-level his camera at each scan position and require many adjustments based upon the landscaping, which is why the price per scan is higher than interior scans. Zillow provides their own technology for 3D tours using 360° cameras. These tours are not technically three dimensional, but 3D is the common language that the industry used for these types of virtual tours. Zillow provides a higher placement for homes featuring their tours. These are very affordable and comes with a floor plan and interactive floor plan.

This Rendered 3D Video is a perfect solution for homes that are cluttered or where the owners are still packing, as well as for luxury properties. The video is created using a 2D floor plan, which is then mathematically restructured via architectural software into a 3-dimensional view. The computer system then virtually stages the new 3D Floor Plan. Next, a virtual camera is placed inside the 3D floor plan and a path created to tour the home. This process can take approximately 48 to 72 hours to be completed, but the results are worth the wait. The delivered format may be either horizontal., vertical, or camera path tracking on a floor plan.

Snap2Close provides a free floor plan with each photoshoot package. However, if the property is larger than 5,000 sq ft then there is an upcharge which CubiCasa applies. This also applies to homes with exterior scans. If you unfamiliar with the sizes then Snap2Close will apply the fee after the photoshoot.

When you order a 3D Floor Plan, you have several options for furniture settings. You can choose to replicate the existing furniture in the space with an 80% match, remove all furniture, or select our complimentary default furniture set. If you have a specific preference, please specify it in the Special Instructions Box on your order form. We typically deliver these plans within 48 to 72 hours following the photoshoot.

GLA Floor Plans have become a favorite among appraisers. These plans encompass all livable spaces that are equipped with heating and air conditioning. However, they do not consider unairconditioned storage areas, like unfinished basements or attics used solely for storage. Additionally, GLA Floor Plans are an enhancement available in any package that features a floor plan with fixed furniture, included in our Silver, Gold, Platinum, and Titanium Packages.

When placing your order you can choose a photographer that lives closest to your photoshoot. Snap2Close’s policy, as well as all other professional photographers, is that we own the rights to the photographs and other visual media we capture and edit but grant our customers the exclusive right to use the visual media for their marketing needs. In other words, you are not allowed to sell, donate, or give away our media to other Realtors, magazines, newspapers, etc. If you wish to purchase the complete ownership of the visual media we capture then there is an additional $100 fee.

Shoots often reserve a significant portion of a photographer’s day, and last-minute cancellations directly impact their ability to earn wages. For cancellations made within 24 hours of the scheduled appointment, Snap2Close will charge a cancellation fee equal to 35% of the total photoshoot price. This fee helps ensure our professional photographers are compensated for time reserved exclusively for your project. We appreciate your understanding and cooperation.
