Level 2 – Fluff and Prepare

A senior staff member will arrive one hour before the photoshoot to put away items that should not be visible in the professional photos. These items include trash cans, tooth brushes and personal care items, pet items, children’s toys (if possible), medications, family photos, and general clutter items. These items will be store in plastic bins with labeled lids and placed in the garage or a suitable storage area. When the homeowner returns they can unpack the bins. The homeowners will own the bins.

This will also include pillows being fluffed and moved, bed spreads properly adjusted, etc.

The cost for this service is $65 per hour. The cost per bin is $2.00. Each bin is 11″ wide by 16.5″ deep and 6.8″ high.

Drone Community Photos & Video

This package includes drone photos and video together at a discount.

Aerial footage showcasing the community, including nearby shopping areas, recreational spots, community centers, and golf courses. These locations need to be within a 3-mile radius of the home being photographed. The responsibility for securing permissions to photograph these places rests with the client. Capture aerial images of local community spots. This includes shopping areas, parks, community centers, golf courses, and similar venues, all situated within a 3-mile radius of the home being photographed. Raw/Vacant Land Package

This package is for vacant or raw land or vacant lots only. One clip of the drone video will include lot lines.

A.I. Virtual Twilight image(s) use images captured in our photoshoot packages. A.I. conversions are perfumed by an Artificial Intelligence computer system owned by Zillow and is a very affordable option. The negative to A.I. conversions is that current technology does not remove shadows, plus it often lights up areas where this is no lighting.

Twilight times start at sunset and last for approximately 30 minutes.

Level 1 – Media Consultation

A senior media consultant will conduct an off-site meeting with the agent to discuss the property’s estimated listing price and suggest tailored media recommendations to effectively market the home while respecting budget constraints. Snap2Close prefers to use Google Meet for this meeting, but a phone conversation may work as well. There is no cost for this meeting.

If the client prefers to meet at the listed house then our Concierge service hourly rate of $65 will be added to the photoshoots invoice.

3DS MAX Virtual Renovation and Staging

Professional virtual renovation and staging involves using 3D modeling software. For each image, a 3D artist must first build a 3D model of the image. Next, the artist must digitally furnish and decorate property images. 3ds Max allows professionals to create realistic virtual environments with detailed textures, lighting, and models.

3DS Max is not limited to just adding furniture to empty rooms; it can also be used for virtual renovation. This involves digitally modifying aspects of an existing room beyond simple staging. By recreating the space in 3D, professionals can digitally update finishes, change wall colors, replace flooring, or even make minor cosmetic fixes that enhance the look of an older property.

This is is the perfect product from homes being constructed or renovated.

Advanced Virtual Staging (Co-Piloted)

This new platform is based on a higher end version of AI virtual staging. Our platform consists of more than 10,000 independently designed 3D pieces of furniture and accessories. These three-dimensional objects have been professionally bundled by interior designers into identified and numbered templates. This is extremely beneficial when using the same bundled template furniture items on two or more photos of the same room.

Matterport Lidar Exterior Property Scans

Comprehensive Exterior Property Matterport tours provides a complete coverage of the property grounds. These prices are based upon the volume of scans required to complete the outside scans for the property tour. These scans require the technician to continuously re-level his camera at each scan position and require many adjustments based upon the landscaping, which is why the price per scan is higher than interior scans. Exterior scans are placed approximately 25 feet apart. The client will be charged for the total number scans when delivered. **YOU MUST CALL OUR OFFICE TO SCHEDULE THIS EXTERIOR MATTERPORT SCANS.**

Matterport Architectural 3D Tour

Matterport 3D Scans utilizing professional LiDAR and Infra-red Matterport cameras designed for very accurate measurements. These tours are very popular with architects, engineers and construction applications.

Matterport Standard 3D Tour

Matterport 3D Scans made with Ricoh Z1 360° camera. These tours are perfect for furnished homes needing a dynamic 3D tour.

Notes:

These scans can capture 360° panorama images of the exterior of the property, but not infra-red or Lidar (laser) 3D scans. Additionally, room measurements are not as accurate as tours captured with the Matterport 250 (infra-red) and Matterport Pro 3 (LiDAR) cameras used with the Matterport 3D Architectural Tours.

Zillow 3d Tour

Zillow provides their own technology for 3D tours using 360° cameras. These tours are not technically three dimensional, but 3D is the common language that the industry used for these types of virtual tours. Zillow provides a higher placement for homes featuring their tours. These are very affordable and comes with a floor plan and interactive floor plan.

Our Pro Interactive Floor Plan is created by hand with a company based in Denmark. This multi-dimensional Interactive Floor Plan is the “Gold Standard” for the industry. The play may include both interior and exterior photos.

This product is included our Gold, Platinum and Titanium Packages. You can order this product as an upgrade to any other plan that includes a CubiCasa Floor Plan.

Animated Walkthrough 3D Video Renders – Upgrade

This Rendered 3D Video is a perfect solution for homes that are cluttered or where the owners are still packing, as well as for luxury properties. The video is created using a 2D floor plan, which is then mathematically restructured via architectural software into a 3-dimensional view. The computer system then virtually stages the new 3D Floor Plan. Next, a virtual camera is placed inside the 3D floor plan and a path created to tour the home. This process can take approximately 48 to 72 hours to be completed, but the results are worth the wait. The delivered format may be either horizontal., vertical, or camera path tracking on a floor plan.

This video is included in our Titanium Package and can be ordered as an upgrade to any package that includes a 3D Floor Plan.

Snap2Close provides a free floor plan with each photoshoot package. However, if the property is larger than 5,000 sq ft then there is an upcharge which CubiCasa applies. This also applies to homes with exterior scans. If you unfamiliar with the sizes then Snap2Close will apply the fee after the photoshoot.

If the floor plan is for a listing with more than 5,000 sq ft then please select the add-on charge.

When you order a 3D Floor Plan, you have several options for furniture settings. You can choose to replicate the existing furniture in the space with an 80% match, remove all furniture, or select our complimentary default furniture set. If you have a specific preference, please specify it in the Special Instructions Box on your order form. We typically deliver these plans within 48 to 72 hours following the photoshoot.

Floor Plan Gross Living Area (GLA)

GLA Floor Plans have become a favorite among appraisers. These plans encompass all livable spaces that are equipped with heating and air conditioning. However, they do not consider unairconditioned storage areas, like unfinished basements or attics used solely for storage. Additionally, GLA Floor Plans are an enhancement available in any package that features a floor plan with fixed furniture, included in our Silver, Gold, Platinum, and Titanium Packages.

Purchase Price for Complete Ownership of Media

Snap2Close’s policy, as well as all other professional photographers, is that we own the rights to the photographs and other visual media we capture and edit but grant our customers the exclusive right to use the visual media for their marketing needs. In other words, you are not allowed to sell, donate, or give away our media to other Realtors, magazines, newspapers, etc. If you wish to purchase the complete ownership of the visual media we capture then there is an additional $100 fee.

Return Trip Fee

Re-shoot of exterior photos that have been recently landscaped or a newly redecorated room or two. Please call our office for more complex re-shoots.

Late Cancellation or Date Changes

We kindly ask that any cancellations or changes to a scheduled photoshoot be made at least 24 hours in advance.

Shoots often reserve a significant portion of a photographer’s day, and last-minute cancellations directly impact their ability to earn wages. For cancellations made within 24 hours of the scheduled appointment, Snap2Close will charge a cancellation fee equal to 35% of the total photoshoot price. This fee helps ensure our professional photographers are compensated for time reserved exclusively for your project. We appreciate your understanding and cooperation.

Level 4 – Management Service

A senior staff member will assume full management responsibility of accomplishing necessary tasks to prepare for the photoshoot. These tasks may include cleaning, window washing, landscaping, partial and and complete staging. The client will pay for these services.

The cost of this on-site service is $65 per hour. The time clock is rounded to the next higher quarter hour (15-minute increments).
